What Happens During a House Clearance? A Step-by-Step Guide

If you’ve never booked a house clearance before, you might not know what to expect. Whether you’re dealing with a bereavement, moving house, downsizing, or clearing out a rental property, a professional clearance service should make your life easier — not harder.

At Samco Services, we’ve handled thousands of house clearances across Sussex, Surrey, Kent and London. In this blog, we’ll walk you through the entire process from start to finish, so you know exactly what happens and how to prepare.

Step 1: Contact and Free Quote

The first step is to get in touch with us. You can call, email or WhatsApp us directly.

We’ll ask a few questions to understand:

•The size and location of the property

•What items need removing (furniture, rubbish, appliances, etc.)

•Any access issues (flats, narrow driveways, permit zones)

•Your timeline or urgency

After that, we’ll either provide a quote based on your description or arrange a free visit for a more accurate assessment. We always aim to tailor the quote to your specific needs.

Step 2: Booking and Preparation

Once you’re happy with the quote, we’ll book you in on a date and time that suits you. We’re flexible with short notice jobs and happy to work to tight schedules, especially in probate or end-of-tenancy situations.

You don’t need to box things up or do any lifting. If there are items you want to keep, just label them clearly or move them to a separate room.

We also offer key collection from estate agents, solicitors, or neighbours if you’re not local — ideal for bereavement or vacant property clearances.

Step 3: Arrival and Walkthrough

On the day, our uniformed, friendly team will arrive on time in a branded van, ready to work. We’ll walk through the property with you (or whoever’s on-site) to confirm what’s being taken and what’s staying.

This is your chance to clarify any last-minute changes or special instructions — we’re always happy to adapt.

Step 4: Sorting, Loading and Responsible Disposal

Now the real work begins. We carefully sort through the contents and begin removing everything as agreed. Items are taken outside, loaded into our vans, and sorted for reuse, recycling or disposal.

Here’s what we typically handle:

•Furniture (sofas, wardrobes, beds, etc.)

•Appliances (fridges, cookers, washing machines)

•Bric-a-brac, clothing, books, and general clutter

•Mattresses, carpets, curtains, blinds

•Rubbish, broken items, black bags

•Garden and shed contents

We are fully licensed by the Environment Agency and always dispose of waste legally — no fly tipping, ever. View our license here

Where possible, we donate usable items to local charities or reuse them through ethical disposal routes.

Step 5: Final Sweep and Check

Once everything is cleared, we do a full check of the property. We’ll check through each room, hallway, loft, garage, garden or outbuilding (if included) to make sure nothing is left behind.

You’re welcome to inspect the property at this stage. If you’re not present, we can provide photos or confirmation that the job is complete.

Step 6: Invoice and Paperwork

After the job, we’ll provide you with an invoice and a waste transfer note if requested — ideal for landlords, solicitors, or agents who need formal records.

There are no hidden costs, and we only invoice based on what was quoted or agreed in advance.
